Remedial wall ties play a crucial role in maintaining the structural integrity of buildings. Whether you are a homeowner, builder, or contractor, understanding the significance of these ties is essential. In this blog, we are going to guide you through everything you need to know about remedial wall ties, and why BS Fixings is your go-to supplier for high-quality products!
What are Remedial Wall Ties?
Remedial wall ties, also known as retrofit or replacement wall ties, are used to restore the structural stability of a building. They are essential in cavity wall construction, connecting the internal and external walls (or leaves) together, ensuring they act as a single unit. Over time, the original wall ties within the building may corrode or become ineffective, posing a risk to the building’s solidity. This is when remedial wall ties are used, to provide a secure and durable solution to maintain the building’s integrity. If you are wary about wall tie failure within your building, there are a few signs to look out for: cracks along mortar joints, bulging or leaning walls, and more. If you notice any of these, your wall ties might need to be replaced.
Why are they Important?
- Structural Stability – remedial wall ties are fundamental in ensuring the stability of cavity walls. They help in evenly distributing loads and resisting wind pressures, preventing the wall from bowing or collapsing.
- Preventing Wall Separation – these ties play a vital role in keeping the inner and outer walls connected, preventing them from moving apart which could lead to severe structural damage.
- Longevity of the Building – by replacing old or corroded wall ties, you are essentially extending the life of the building, ensuring it remains safe and secure for longer periods.
- Legal Compliance – in some cases, installing remedial wall ties is a legal requirement to comply with building regulations, especially in older buildings. The NHBC Standards 2020 6.1.18 Wall Ties includes more information on the positioning and usage of wall ties.
Types of Remedial Ties
Here at BS Fixings, we offer two primary types of retrofit wall ties, designed to fit securely into pre-drilled holes. Manufactured from robust 304 stainless steel, these ties are engineered to withstand elements, ensuring rust-resistant performance that stands the test of time.
These are hammer-driven anchors with a unique ability to screw seamlessly into various substrates including masonry, concrete, and brick. Ideal for replacing cavity wall ties, pin arches, tie rubble-filled walls, and securing solid walls that are delaminating. The helical design ensures a stress-free mechanical grip within the walls, providing a steadfast and reliable hold.
Featuring a neoprene sleeve at each end, these wall ties employ a mechanism that compresses the sleeves upon installation. As the neoprene is squeezed, it expands against the sides of the drilled hole, creating a secure friction fit. Mechanical remedial wall ties are used where existing cavity walls have had wall ties omitted, or where the original ties have corroded or no longer perform optimally.
